Tesco On The Move - To Burley In Wharfedale

I had to read the letter twice in this weeks Ilkley Gazette but there it was in black and white, page 13, from a lady of your village. I quote, "When Tesco puts in it's planning application for a store in our village." Is this right? Have some out there got wind of something we all fear? Surely it can't be true, can it? Over to you because if it is so you'd better start planning now to stop them before they really get a foot in the door.

Oooo, imagine that - a shiny tesco express, with off street parking, disabled access, smooth and clean flooring with no missing or peeling flooring, no collapsing ceiling tiles, unprotected mains cables hanging around the place, tatty posters and shop front, working fridges, a decent selection of food, well laid out with the products you want at reasonable prices, loading bay for 7.5 tonne trucks at the rear and clubcard points... shall I go on! Tee hee....

That's upto you but it did seem rather strange the way that letter was worded as if the lady knew someting was afoot. Perhaps it was just a shot in the dark. A presumption perhaps. We'll have to see what evolves if at all.

I have received letters from supermarkets over the last few years expressing an interest in Burley, but none from Tesco.
The right outcome is a good store in the centre of the village where customers will also walk to the other - locally run - shops.Sorting the co-op out fits the bill for me, an out of town tesco doesn't.
A warning though - if we lose the co-op (which we may) the door will be open for another supermarket and they won't want the co-op's current store.
Not a solution, but definately a problem. The libarry plan looked like a solution but the developer messed it up.

Any other store wanting to come to Burley will have the same problem as the co-op. The existing co-op store is unsuitable in its present form and there are no other suitable sites in the commercial centre.
Any applications away from the commercial centre would presumably fall foul of one of the same rejection reasons as the co-op library development namely:
"2. The proposed retail store is not within the defined Local Centre for Burley in
Wharfedale and the submitted information does not convincingly demonstrate that the new Co-op store would not harm the vitality and viability of the Burley Local Centre. Nor has it been demonstrated that the likely benefits would outweigh that possible harm."
So this should apply (say) to the Malt Shovel or any site just off the bypass.

If the co-op closed however, this could be an easy case to make, so whether you'd overcome this might change if the current retailer left. That's when we become vulnerable to this. It is an 'if', but it's a realistic scenario.

It wouldn't be an easy case to make, for the simple reason that the Co-Op don't have any say over the leasehold of the premises. If someone else wants to open a newsagents/lottery/booze outlet on the site, they're free to do so.
Its a profitable location, which is why the first incarnation of the Co-Op moved-in in the first place.
